We are a full-service architectural practice, working from concept design through to construction and completion.
Our work is primarily based in Sydney’s Inner West and Eastern Suburbs. Each project is different, however our process generally follows the stages outlined below.
Pre-Design Studies

Projects often begin with the need for early advice. We offer a range of preliminary services at a fixed, accessible fee, allowing initial ideas to be tested without commitment to the full process.
This stage typically includes an initial consultation, followed by feasibility and budget considerations. It establishes the basis for a detailed fee proposal and a clear project brief.
Concept Design
Site Measure and Photography · Survey Coordination · Measured Drawings · Concept Design
With the brief established, we begin by testing ideas through sketches, diagrams, models, and reference imagery.
This stage is exploratory and iterative. Options are developed, reviewed, and refined to establish an overall design direction.
Design Development
Consultant Coordination · Cost Plan · Value Management · Design Development
Once a concept is agreed, the design is developed through drawings and modelling to better understand spatial qualities, materiality, and its relationship to the site.
This stage also incorporates input from other consultants to coordinate the design. We recommend engaging a Quantity Surveyor at this point to prepare a cost plan and provide early cost guidance.
Approvals
Development Applications · Complying Development Certificate
Following design development, we prepare documentation for submission to the relevant authority.
This typically involves a Development Application to Council, including plans, sections, elevations, and supporting information required to clearly communicate the proposal.
Documentation
Construction Documentation · Tendering / Pricing · Tender Review · Contractor Selection
We prepare detailed construction drawings to enable the project to be accurately priced and built.
This stage translates the design into a coordinated set of documents. It may also include consultation with suppliers and fabricators to confirm materials, systems, and construction methods.
Construction
Contract Administration · Site Attendance · Instructions · Progress Certifications
During construction, we act as Contract Administrator, assisting in delivering the project in accordance with the documentation.
We undertake regular site visits and work with the client and builder to coordinate the works, respond to queries, and monitor progress.
Post Completion
Defects Inspections · Contract Administration
Our involvement continues beyond completion. We carry out defects inspections, record outstanding items, and assist in managing rectification works in accordance with the selected contract.
